WATER, fertility and reliability are all good reasons to consider Greymoor.

And there is the unusual feature; the adjoining Katnook gas plant, which provides a small income-stream each year.
The farm is supplied by reliable ground water and includes an 18ha irrigation equivalent water licence, which is not being used.
"It is a really good block," said owner Scott Hetherington, who is selling to scale down his farming enterprise.
Mr Hetherington bought Greymoor three years ago to join his, and his wife Jane's, neighbouring 405ha farm.
He said if he hadn't built a new house on his original farm in 2000 he would have considered selling it instead of Greymoor.
Pastures, which had been renovated before the Hetheringtons' purchase, include clovers, phalaris and ryegrass.
The property is divided into 11 paddocks, with stock water supplied via a pump at the home and three windmills.
Soils are mostly flat loam over clay and the timbers predominantly red gum.

"It doesn't worry us at all. It sits there and they send us a cheque every year," Mr Hetherington said.
Selling agent Paul Francis, from Pinkerton Palm Hamlyn and Steen, said Greymoor was in some of the most reliable country in Australia.
"It does rain at Penola and you are only half and hour from Mt Gambier," Mr Francis said.
"There is an irrigation licence that hasn't been used yet. It is there and it is ready to go."
