LITTLE Wollogorang is the perfect pastoral farming property.

Located about two hours' drive from Sydney, the property was originally part of the well-known holding, Wollogorang, one of the biggest pastoral properties in the Goulburn district.

Three decades ago, Little Wollogorang was established as a separate holding and now performs well as an independent grazing property.

Although historically focused on wool, today's management has moved successfully into second-cross prime lambs and cattle breeding and fattening.

Selling agent Sam Trigg said the property was an impressive farming enterprise.

"It's a well-balanced farm with a solid management history and conservative stocking regime," he said.

"A dynamic and progressive soil management system has lifted the productivity and stocking rates significantly."

Little Wollogorang has gently undulating country with a mixture of pastures including cocksfoot, phalaris, fescue and clovers.

The land has a good fertiliser history and has been part of a bio-soil development program supported by the NSW Government.

Little Wollogorang, which has a network of 25 dams, is in a reliable rainfall belt and enjoys about 666mm of annual rainfall. Improvements include all steel sheep and cattle yards, a shower dip, storage shed and three elevated silos.

Little Wollogorang will be offered as a whole or in two lots; 426.7ha and 345.4ha.
