"It's primarily used for livestock production," conjunctional selling agent Cameron Grundy said. "It's what we call good early country.

"It's more suited to grazing than cropping, but having said that, if some of the lighter country was clayed, it would increase productivity.

"Some of the land has, in fact, already been clayed."

Pastures at Stralang include subclover, veldt, primrose and some lucerne along with annuals typical of the district.

Just 130km from the coast, Cameron said the property had been well watered and "always gets a season".

"It gets about 600mm (of rainfall) per annum.

"It's predominantly autumn, winter and spring rainfall," he said.

The property is also serviced by a large bore and about 70,000 litres of rainwater storage.

Cameron said stock and domestic water was supplied from the bore by an electric pump.

Water is stored in various tanks which reticulate to troughs for stock.

A three-bedroom stone residence is situated on the property and boasts a large sunroom or living area as well as extensive lawns, treed gardens and a double car garage.

"The fact that it's got a home to it makes it a great place to relocate to, but it would equally suit someone already in the district looking for a build-up opportunity," Cameron said.

"The home is stunning."

Farm features include a two-stand wool shed with capacity for about 400 sheep, a hay shed, raised barn and a 600-bag silo.
