PATRICK'S Boutique Hotel at Koroit sold after auction on Saturday.

The former convent was passed in for $1.85 million but was later bought by a Sydney buyer for a higher undisclosed figure. Agent Bruce Falk said about 30 individual bids were recorded.

Shelburn sold

Cropping and grazing farm Shelburn, at Shelford, has sold.

The 1136ha property, 40km from Geelong, was passed in at auction on November 13 but sold days later for an undisclosed figure.

The property had a $5 million-plus price tag on it.

THE Real Estate Institute of Victoria has offered auction advice as the spring property market draws to a close.

Tips include setting a budget prior to arriving at the auction, arriving early and making a final inspection, and positioning near the auctioneer.
