A new laneway system throughout the 229ha farm and complete renovation of the homestead has made the Meredith property notable.
Initially Graeme and Gayle ran an Angus stud, but later sold their cattle and started breeding Poll Dorset sheep.
"The land's very good. There's well-established pastures of rye, clover and phalaris," Graeme said. "We also grow 265 acres (107.2ha) of lucerne.
"It's very versatile. There's no rocks so the land lends itself to cropping enterprises as well."
Water is no problem at Meredith Heights, which has an average annual rainfall of around 66cm, supplemented by a large dam and town water connection.
Sturdy fencing, most of which has been replaced during the past five years, separates the farm into 23 paddocks.
Selling agent Ken Drysdale said the property, only 30 minutes from both Geelong and Ballarat, was in an outstanding location.
"The fantastic Meredith Heights offers a one-off opportunity to purchase one of the most highly productive and well-situated properties in the Meredith district," Ken said.
"This is a very tightly held region."
On-farm features of Meredith Heights include a shearing shed and yards, steel cattle yards, machinery and hay sheds and silos.
