The property had been listed for sale at $1.695 million-plus.

REAL Estate Institute of Victoria chief Enzo Raimondo has warned of the dangers of over-capitalising and suggested home owners consult an agent, architect or building designer before commencing renovations.

He said it was important to consider how much the property was worth before renovating and how it compared to the area's median price.
