"In the past 20 years in the immediate Wagga district there have probably been no more than six properties with a 20,000 DSE rating offered for sale," he said.
"Furthermore, there are very few properties of this calibre that offer the quality structural improvements, management and production of Cheviot Hills."
Cheviot Hills consists of undulating loam and shale country with good shelter plantations.
It is serviced by 52 dams, 14 of which have been recently enlarged, plus a permanent spring-fed creek.
Cheviot Hills is fenced into 47 paddocks and has 12km of laneways.
The property has a three-bedroom home on site with adjacent guest quarters, as well as a five-bedroom house and a two-bedroom cottage that is suitable for farm workers.
Working improvements include a six-stand wool shed, large workshop, lock-up chemical shed, spacious timber and steel sheep yards and new steel cattle yards.
