"It's in a beautiful area," co-owner John Kelly said.

"In the morning, it's amazing here because all the clouds sweep across the valley and you just see Hanging Rock poking out the top. It's lovely."

John, Fiona Judd and Julian Davis purchased the property in 1987 from well-known singer Daryl Braithwaite.

Braithwaite built part of the current house at Tilbrook in 1984, on what was mostly farm land.

John said he, Fiona and Julian had transformed the property into the oasis it is today.

"We put in every tree, every plant ... it's just been an endless labour of love," he said. "We've just put all of our energies into this over the years so we'll be very sad to see it go."

A productive orchard and vegetable garden, meticulously constructed by Fiona, produces rhubarb, artichokes, asparagus, tomatoes, pumpkin, snow peas, runner beans, blueberries, strawberries, raspberries, plums, quince and boysenberries.

Tilbrook is also home to a large miniature train track.

Julian has had a love for trains since his childhood and upon purchasing Tilbrook, created a scale railway in his spare time.

More than 1.5km of track winds throughout the property, while signals, a bridge, a 27m tunnel and an engine shed combine to complete the locomotive fantasy.

Julian has also hand-built three steam engines to run on the tracks, one of which he would be willing to leave at the property subject to negotiation.
