Ebony Lodge Stud has established rye and clover pastures, with about 40ha re-sown annually.
The land is a mixture of rich river flats and undulating hills.
It has a good fertiliser program and is fenced into more than 60 paddocks, most of which are electric.
The property also has a good laneway system throughout for easy management.
"It's a very impressive place," selling agent Tom Gibson said.
"It would have to be one of the showpieces of this district, if not all of Gippsland."
Ebony Lodge Stud features about 7km of Latrobe River frontage, with pumping rights.
There is an electric pressure-pump on the river, header tanks, troughs in every paddock and more than 5km of piping throughout the property.
There is also a large number of dams.
The beautiful Castlemaine-stone homestead at Ebony Lodge Stud was built in 1996 to capture the panoramic views of the property.
It has stone and leadlight features as well as an open fireplace and ducted heating and cooling.
There is also a large steel garage and workshop, an underground cellar and a four-bedroom manager's residence.
Tom said the property would suit a range of people.
"It's the type of property that appeals to a lifestyle buyer ... someone who wants to have a manager in but make use of the luxurious homestead," he said.
"It would equally suit the large commercial breeder."
Features of Ebony Lodge Stud include a steel and timber stockyard, complete with undercover crush and vet room, stables, stalls, wash facilities, a round yard and tack room, four machinery sheds and four hay sheds with a combined capacity of 1000 round bales.
