EAST Hill is well known in the Camperdown district, but not just for its high productivity.

The 624ha property is also home to local landmark Mt Kurweeton and some of the most southerly cereal-cropping country in western Victoria.

Located 21km north of Camperdown, East Hill boasts versatility and productivity due to excellent infrastructure and the good balance of volcanic red, grey-loam and black-loam soils.

"There wouldn't be a more tip-top property around this area. It's a really productive place," Charles Stewart agent Brian Wood said.

An avenue of claret ash trees leads to the main five-bedroom Tudor-style period home, which is surrounded by an established garden and has huge potential for renovation and restoration.

A fully renovated three-bedroom manager's residence, also with Tudor features, is located nearby.

East Hill currently produces high-quality prime lambs and crops about 364ha of canola, wheat, barley, forage rape, sorghum and hay and silage.

The property also runs beef cattle.

The current owners purchased the property in 2006 and it has undergone significant improvement since.

"Property manager Brendan Watt has refenced a lot of the property," Brian said.

"The idea was to make it manageable as a one-man operation."

There is also an extensive laneway system throughout the property which even runs across the top of the hill.

Farming improvements include a three-stand galvanised-iron woolshed and machinery shed.

The property is located in a reliable rainfall area, but the main bore at East Hill is about 3m deep, is of drinking quality and is gravity-fed throughout the property.
