MURRAY River frontage and a good water allocation make Ashby Park hard to look past.
The 9ha property, 3km north of Barham in NSW, has a 50-megalitre water allocation, including five megalitres of high-security water.

Ian and Geraldine Ashby bought the property about eight years ago and are bidding it a reluctant farewell.
A need to live closer to Melbourne was the sole reason for selling, Geraldine said.
"We have a beautiful climate, we're right on the river and we've got beautiful gardens," she said.
"It's very idyllic. We're reluctant to sell because it is just like heaven."
The property's large brick-veneer home is surrounded by garden and boasts four queen-sized bedrooms, two bathrooms and toilets, a large lounge room and kitchen, a games room, spa room and enclosed entertainment areas.
The Ashbys have horses grazing on their property but Geraldine said it had many other uses.
"We have an ample amount of water and I really think this property could lend itself to any sort of boutique farming," she said.
"You could make a nice little living from it if you wanted to."
The property is fenced into eight paddocks and has three stables, a round yard and shedding.
There is also a double garage and a carport.
Ashby Park has about 100 metres of frontage to the Murray River.
