Gumbooya is divided into five paddocks and has 1.6ha of shiraz grapes, with room to plant more.

The grapes, which serve as an income-producing hobby for the current owners, are sold to the internationally famous Wild Duck Estate and form a component of the Wild Duck Estate's Springflat Shiraz.

The planting of the vines occurred progressively over four years and the first vintage was produced in 1994.

The property has full riparian rights and a water licence to the creek.

There is also a bore and a small holding dam.

Selling agent Brad Todd said Gumbooya was in an excellent location, being close to Heathcote, Bendigo, Kilmore and Kyneton, and just over an hour's drive from Melbourne.

"It's very secluded there," Brad said.

"It feels like you're in the middle of nowhere because it is so quiet but you're only really five minutes out of Heathcote."

The balance of the property is undulating, lightly treed grazing land.

There is a four-bedroom home at the property with a study that could be converted into a fifth bedroom.

The house boasts living and dining rooms, a large kitchen and three bathrooms, two of which are ensuites.

All the bedrooms have mirror-faced, built-in robes, and direct access through sliding doors to the deck, which surrounds the entire house and encloses a large salt-chlorinated, solar-heated swimming pool.

The house is located centrally on the property and faces northwest.

There are views from the deck of the vineyards, Wild Duck Creek and the rolling hills beyond.

Outbuildings at Gumbooya include an enclosed tractor and pump shed, a large mezzanine barn with cool room storage, three conjoined workshop and garage sheds, a stable and an enclosed chicken run and shed.

Brad said the property would suit a retired couple, a large family or someone wanting to operate it as a bed and breakfast.
