The property's fertile soils are ideal for grazing.

Roger and Leigh Tuck have owned the property for the past 12 years and have extensively developed it.

The Tucks' focus has been on grazing cattle but the property has had a wool and sheep focus in the past.

The property has a carrying capacity of 8000-9000 dry sheep equivalents and can carry about 600 breeding cows.

The station has been divided into 23 paddocks and has a central laneway system.

"It's sort of been designed so it can be easy-care," Leigh said.

The property boasts an improved water system with 30 dams and a reticulated watering system supplied from an equipped bore.

The Victorian homestead at Birroon, which was built about 1880, is a major feature of the property.

The homestead has been meticulously restored and boasts marble fireplaces in all rooms, deep timber skirting boards, high ceilings, large formal dining and lounge rooms and extensive verandas.

There are five bedrooms and a new sunroom with a deck on the northern end of the house.

"It's a very pretty property," Leigh said. "It's been wonderful living here and we've loved the property and we honestly have mixed feelings about selling it."

Other accommodation at Birroon includes a three-bedroom manager's house and a jackaroos' cottage.

Working improvements at the property include a modern machinery shed or workshop, large hayshed, six-stand shearing shed with steel sheep yards attached, steel cattle yards, two silos and the original, restored, wooden stables.

Meares and Associates selling agent Sam Triggs said the property was well known in the Gunning district.

"Birroon Station homestead is a classic Victorian-style house that has been thoughtfully restored and renovated, offering an enviable country residence," Sam said.

"It is also ideally situated close to both Sydney and Canberra.

"The property offers sufficient scale and scope to support staff for an off-farm investor.

It also has significant investment in upgrading the working improvements, fencing and water, which has effectively lifted the production sustainably of the property."
