THE decision to sell Wooloona was not one the Hobden family made lightly.
After seven happy years at the Holbrook property, Maurice and Gayle, are selling and moving to Albury to be closer to their daughter's school and their new business.

"Our hearts say to keep it because we love it but our brains say we should sell it," Gayle said.
The property has a beautiful homestead that overlooks the farm.
The house is situated on 450ha of versatile and productive land.
Wooloona has been significantly improved during the Hobden's ownership and is a manageable property.
"Since we bought it in '03 Maurie has done a lot of work on the laneways and sheds and so forth and he's put in a mill to organise lot feeding as well so it's really quite easy to run," Gayle said.
"It can be run by one person on their own. Maurie has done it for years just on his own with minimal help because of the way that it's all structured now."
The Hobdens currently run about 280 cattle on Wooloona but have also run sheep in the past.
The country comprises a good balance of creek flats, pastured slopes and grazing hills.
Soils range from large areas of red loam to smaller shale areas.
Significant Landcare improvements have been made across the property during recent years.
Paddocks have been sown to phalaris, clover, rye, lucerne and triticale.
Water is supplied via a reliable bore, 16 dams and seasonal creeks.
The Wooloona homestead was built in the 1950s but has been extensively renovated.

Gayle said it was a great home to entertain in and had been a good place to raise a family.
"It'd be great for a family situation because unlike some other farms where they have run down sort of houses, this is a beautiful home that a family would enjoy immensely," she said.
"The minute we got out there the kids got involved in horses and pony club so we built stables and a round yard and horse yards so that they could do all of that safely.
"Ideally it'd be nice for a family to take it on."
There is also a one-bedroom workers cottage.
Working improvements at the property include several machinery sheds, two hay sheds, steel cattle yards with an undercover working area, scales, crush and ramp and a four-stand woolshed with working yards and a spray area.
Wooloona is situated 18km from Holbrook and 85km northeast of Albury-Wodonga.
