IT'S not uncommon to have something thrown in when buying a property, but what about 400ha?
That's exactly what the Gordon family will do when they sell their 2372ha farm Bents Hill next month.

They have assessed the value of their farm on the arable area only, and will "throw in" about 400ha of hill and timbered country for nothing.
But they have factored in the value for the 1120ha of growing cereal and pulse crops, which they hope will give the new owners a head start.
The Gordons came to Bents Hill in 1996, after selling a stud Holstein operation at Ardmona.
It was a change of scenery and enterprise, but hardly a change of pace, as they swapped milking cows for crops and first-cross lambs.
Keith, and his son Glen, and their families have worked hard on the farms ensuring that everything is neat, tidy and workable.
"It doesn't cost anything to strain a fence or pick up fallen limbs, but it makes a world of difference to the way a place looks," Keith said.
Bents Hill is a combination of four farms: the home block, Peckham, Greenwood and 640 block, but will only be offered for sale as a whole, the way the Gordons bought it.
They have used the land to produce a range of cereal and pulse crops, and in the good years when there was average or close to average rain, the paddocks have produced five tonne a hectare wheat and barley crops.
One year, a lupin crop yielded more than three tonnes a hectare, and a grazing oat paddock produced more than three tonnes a hectare of hay even after the sheep had been fed on it.
While the Gordons have devoted a lot of time to cropping, they have not neglected their stock, carrying on their tradition of producing high-quality animals.
Keith and Glen have paid close attention to the breeding of first-cross ewes, which are sold annually at the feature Barellan first-cross sale where they often top the market.
The sheep are grazed on pastures and lucerne paddocks.
The Gordons have about 660ha of country sown down to lucerne, some of which was planted this year, providing a good area for grazing.
Sheep are also run on the hill country which offers good cover and shelter.
Improvements include the four-bedroom main house, another two-bedroom cottage with two sleepouts, two machinery sheds, an air-conditioned workshop, three-stand shearing shed, cattle yards, two sets of sheepyards and several silos with a combined capacity of 1200 tonnes.
Bents Hill has an average rainfall of 470mm and is 35km north of Narrandera, 20km from Leeton, 135km from Wagga Wagga and 75km from Griffith.
Co-selling agent Greg Corbett from Landmark said it wasn't often that a property such as Bents Hill came on to the market.
"This is a well-improved, quality property for genuine sale and they are hard to find," Mr Corbett said.
Keith has plans to retire and "do a bit of fishing with the dog" while Glen is not sure what his next career choice will be.
