It is predominantly made up of medium loam over clay and limestone soils.
Pastures are mostly sub clover and perennial pastures including phalaris.
"It's good loamy country in a 23-inch (575mm) rainfall zone," selling agent Cameron Grundy said.
"This sort of land is quite productive naturally but it still responds well to fertilisers."
Pastures have benefited from being treated throughout the past few years with a chemical winter clean.
Cameron said the Lochaber district was renowned for its ability to produce prime stock early in the season.
Porters currently carries about 155 cows with calves, along with 675 ewes with 120 per cent lambs.
The property is divided into six well-fenced paddocks.
Stock water at the property is supplied by two windmills which each pump into concrete tanks that reticulate to concrete troughs located throughout paddocks on the property.
There are sets of sheep and cattle yards with a crush and loading ramp.
