BOOROWA property Kiola is now for private sale.

Expressions of interest for the 815ha mixed farming property, which is located 360km southwest of Sydney, closed last month but the vendors' price expectations were not met.

Selling agent Alex Hunter said the property was being offered for private sale at a reduced price of $2.3 million.

During the expressions of interest selling campaign it was marketed at $2.5 million-plus.

Kiola is suitable for sheep or cattle grazing and has a carrying capacity of about 6000 dry sheep equivalents.

Sefton off the market

SEFTON Estate was taken off the market last week, one day before it was due to be auctioned.

The grand Mt Macedon property, which has been home to a range of high-profile people, including entrepreneur John Elliott, was expected to sell for about $12 million.

It was due to be auctioned at noon last Thursday.

Keatings Real Estate agent John Keating said Sefton had attracted strong interest in the lead-up to the auction, but the owners of the property "had a change of heart about selling it".

The 8.8ha property was listed for sale with a reserve price of $4.62 million in 2005 and sold for a Victorian record price of $8.17 million.

It has a mansion, built by the Baillieu family in 1907, a golf course, tennis court, croquet lawn and heated outdoor pool.
