Patrick Condell, and his brother, Stephen, have owned Ruby Vale for about 12 years and say they have enjoyed its productivity and good location.

"I think one of the biggest features of the property is that it is located so close to a major area, namely Wagga Wagga," Patrick said.

"It's been quite handy."

Ruby Vale's fencing is in good to excellent condition and the property is divided into eight main paddocks.

It comprises gently rolling country that is 93 per cent arable and is timbered with yellow and grey box trees.

The soils are red loams, which lend themselves to grazing or grain production.

This year crops were sown early and are looking good because of the good start to the season.

Ruby Vale has been sown down with 93ha of barley, 36ha of wheat and 42ha of oats. The crops are being grazed and will be closed off this month to complete for harvest.

Patrick and Stephen are also willing to negotiate a lease-back arrangement with the purchaser.
